So, here's the list of the things you have to know before you sign anything with any lender.

Determine if you want a small or large lender

Do you prefer a small or large lender? If you care on customer service, you may want to choose a smaller lender. If you care on the right interest rate, large lender may be the best option.

Ask around for mortgage companies

One the best way is to ask around your friends or family member who has purchased a home in the last few years. Getting referrals can help you prospect to find someone that you can trust.

What are the loans that they offer?

There are many different types of mortgages. Just to name a few, there are available low credit mortgage loan options, HUD-184 Programs for Alaskans and many more.

It is important to know the loan options each lender can offer you. Take time to ask and let them explain the pros and cons of each so you can determine the best one that will match your needs.

What is the interest rate and Annual Percentage Rate?

Interest rate is going to be based on your financial status. It accrues over the life of your loan and over a 15 to 30 years span. If it is adjustable, know how long the rate will be fixed and how much is the highest rate, maximum annual adjustment, index and margin.

How much will be the deposit and the monthly payment going to be?

This is important that your lender will clearly explain and provide all information needed.

On the monthly payments, be sure to consider taxes and insurance in the calculations. Will there also be prepayment penalties that can add up in your monthly payment in the future?

Know the deposit you will need and see if it is competitive in the market. Don’t forget to add up all the fees needed to pay for a home loan.

Your real estate agent has dealt with this on a regular basis. They have the first hand knowledge of which mortgage lenders performs and falls short. The best option is to get some advice with your real estate agent as he/she always prioritizes the best option for you.
